Wells Construction Ltd were recently appointed to carry out a full house renovation at a residential property in Epping, Essex.
This was a substantial project involving the complete structural overhaul of an existing property, taking the building back to its bare bones before rebuilding it from the ground up as a modern, high-quality home.

The building was stripped back entirely, with the external walls taken down and rebuilt in blockwork, a new floor structure installed at ground floor level, a full timber stud partition framework erected across both ground and first floor levels to form the internal room layout, and a new roof structure built from scratch above.
The sheer extent of the work visible in these images puts this firmly in the category of a complete rebuild rather than a straightforward renovation, with Wells Construction Ltd managing the full programme from groundworks through to first and second fix carpentry.
Images 2 and 4 show the internal structure of the ground floor at an early stage in the programme, with the blockwork external walls built up to first floor level and substantial steel beams installed overhead to carry the floor and roof loads above.
The steel frame visible running across the upper portion of several images is a clear indicator of the structural engineering involved in this project, with the beams providing the spanning capacity needed to create the open-plan layouts and large window openings that form part of the new design.
Images 4 and 5 show the first floor level of the property with the full timber stud partition framework taking shape across the entire floor.
The framework defines all of the internal room divisions, doorways and service runs that will make up the finished layout of the upper floor.
The precision and consistency of the studwork is clearly visible, with the framing built to a high standard throughout.
Image 6 offers a particularly interesting view from within the first floor of the property, looking outward through what will become a large bay window opening at the front elevation.
The timber frame of the bay has been constructed within the existing brick reveals, ready to receive the new window units once the structural work around the opening is complete.
Images 1 and 3 show the exterior of the property from the street at an early stage of the programme, with the full structure wrapped in scaffold sheeting to protect the open building shell from the weather during the works.
